Tenant Rights:

1. Right to Quiet Enjoyment:
• Tenants have the right to live in the property without unnecessary disturbances from the landlord. This includes privacy and the right to enjoy the property without interference.

2. Right to have Privacy:
• The landlord should respect your privacy and cannot enter the property without proper notice, except in emergencies.

3. Access to Repairs and Maintenance:
• Tenants have the right to request repairs for issues that affect habitability. Landlords are generally responsible for maintaining the property in good repair.

4. Security Deposit Return:
• Upon the termination of the lease, tenants have the right to the return of their security deposit, minus any valid deductions for unpaid rent or damages beyond normal wear and tear.

5. Right to Non-Discrimination:
• Landlords cannot discriminate against tenants based on race, colour, religion, sex, national origin, familial status, or disability.

6. Notice to Terminate Tenancy:
• If facing eviction, tenants typically have the right to receive proper notice and go through a legal eviction process. Unlawful evictions are generally not allowed.

Tenant Responsibilities:

1. Rent Payment:
• Tenants are responsible for paying rent on time as stipulated in the lease agreement.

2. Property Care:
• Tenants are generally responsible for keeping the property clean and in good condition. This includes routine maintenance and reporting damages promptly.

3. Compliance with Lease Terms:
• Tenants must adhere to the terms and conditions outlined in the lease agreement, including rules regarding the use of the property.

4. Utilities Payment:
• Unless otherwise specified in the lease, tenants are typically responsible for paying utilities such as water, electricity, and gas.

5. Notification of Issues:
• Tenants should promptly notify the landlord of any necessary repairs or maintenance issues.

6. Proper Termination Notice:
• When terminating the lease, tenants are usually required to provide proper notice as specified in the lease agreement.
