Phase 3 of Myra Saujana, located in Sungai Merab, Dengkil, is being unveiled by developer Myra following the success of Phase 1 and Phase 2 that have been sold out.

The third phase with a gross development value (GDV) of RM54.4 million will offer double-storey superlink houses and semi-detached homes that emphasise space, flexibility, and convenience in meeting the demands of the new homebound lifestyle.

The expected completion date is in 2023, says Myra general manager, Wendy Lim.

Lim said Myra is offering more homes under Phase 3 thanks to higher demand.

She said the company has taken a personalised approach to understand its homebuyers in order to best know their needs in life.

For Phase 3, information and feedback were gathered from Myra Saujana homebuyers who purchased the earlier phases in the development, she said.

Lim said the information and feedback were adapted into the home designs in Phase 3, which provides more privacy to the residents in the house, enhanced family area on the first floor, and also larger-sized bedrooms.

"We have always prioritised building relationships with our customers rather than pushing out our products thoughtlessly. Homebuyers ultimately want homes that they find comfortable living in, making it our responsibility to get to know them better which helps us develop the right products," she said in a statement.

According to Lim, Myra Saujana homebuyers will enjoy the convenience of the HouzKey scheme with Maybank for numerous perks, including zero down payment, and zero payment during construction.

Homebuyers will also pay much lower monthly installments for the first five years as compared to other mortgage loans, making it significantly more affordable for homebuyers.

There are a total of 46 units of double-storey superlink homes with built-ups of 2,130 sq ft and a land size of 22' x 70'.

Lim said the home layout is a new concept that gives the superlink homes an aesthetic and vibe of a double-storey semi-d unit.

She said all of its four bedrooms, which are spacious and functionally shaped, have four en-suite bathrooms.

"With a starting price of RM610,000, homebuyers can save on renovation costs with the ground floor fully extended to the back, along with built-in windows for each area for natural lighting at every corner of the house," she said.

There will be two types of semi-d homes - Type C and Type D.

Lim said the 12 units of Type C semi-d homes, priced from RM890,000 each have built-ups of 2,338 sq ft with the land size of 40' x 65'.

With its layout configuration of 4+1 bedrooms and four bathrooms, the spacious guest bedroom and a +1 bedroom on the ground floor can accommodate stay overs, or be converted into a home office or extra room, she said.

Lim said type C places emphasis on natural lighting through the presence of windows in each space within the house.

Type D, priced from RM957,870, boasts a special layout starting with the guest bedroom which is placed at the front of the home with an en-suite bathroom, granting both guests and family members the utmost privacy.

The eight units of Type D have large built-ups of 2,691 sq ft and a land size of 40' x 75'. It has a layout of 4+1 bedrooms and five bathrooms, along with a sizable entertainment area and an open concept kitchen.

Myra Saujana is a freehold mixed-use development, providing several residential phases across 51 acres.

In addition to the residential component, Myra Saujana also consists of 50 acres of commercial components and has a combined gross development value (GDV) of about RM600 million.
