The Rafflesia @ Hill 2 by MK Land a hit among upgraders
MK Land Holdings Bhd's Rafflesia @ Hill 2 is selling quickly because of the picturesque setting, which includes rolling hills, lush foliage, and a lake.
Rafflesia @ Hill 2 is a luxurious guarded residence, beautifully tucked away among the slopes of Damansara Perdana. It is situated on a hilltop at one of Petaling Jaya's highest points.
With a gross development value of RM64 million, it consists of 24 units of beautiful 3 and 3 ½ storey semi-detached (semi-d) hilltop homes.
The prices range from RM2.9 million to RM3.8 million for the units.
MK Land deputy chief operating officer Ahmad Soalahuddin Al-Thani Ahmad Termizi said that since the debut in early November, the company has sold half of Rafflesia @ Hill 2.
"We are quite confident we can sell all the units based on the take-up rate," he told NST Property.

Rafflesia @ Hill 2 is the third installment of MK Land's Rafflesia series, according to Ahmad Soalahuddin.
Parcel 6 is the first installment, which includes 106 semi-d villas.
Ahmad Soalahuddin said MK Land has been selling the homes (in parcel 6) in small batches since 2006, starting from RM2 million to RM3 million.
"After that, we moved to parcel B1, which contains 38 three-storey semi-d units that are completely sold out. Parcel B1 was launched in 2013 at more than RM3 million each. We are now going on to the third phase, Rafflesia @ Hill 2, which consists of 24 units. There are two different sorts of units namely those with garden views (10 units) and those with garden views (14 units)," he explained.
The design, according to Ahmad Soalahuddin, is what makes the semi-ds special.
"For a semi-d, the left and right sides typically have the same pattern because they are mirror images. This is the first time in Petaling Jaya whereby the left side and the right side of the semi-ds have a different designs. This gives the owners a small sense of differentiation.
"The design is unique, in addition to the location. It has an almost customised feel to it. Nothing is uniform. More significant is what we are attempting to offer the customers. In terms of the floor plans, we made sure that they could accommodate the requirements of multigenerational living," he said.
According to Ahmad Soalahuddin, MK Land considered the client base before beginning the design of Rafflesia @ Hill 2.
The bulk of the clients, are upgraders who previously resided in an apartment or condominium and are looking to move up to a better home.
"Some people live in landed homes in Bandar Utama or Taman Tun Dr. Ismail (TTDI) who want a bigger house. Or they may want to move in with their parents, so they're looking for a home with amenities for both the young and elderly," he said.
"For some buyers, purchasing a home in Serendah, Setia Alam, or Bukit Jelutong would be their most likely option but it is too far from KL city centre. The second choice is that they might have to purchase a sub-sale, which would be highly expensive and have an outdated design, such as an older bungalow or semi-d. We are providing our customers with the opportunity to live in a larger, extremely modern home while still being in Petaling Jaya, with access to highways leading to Bangsar, KL City, and TTDI," he said.
Ahmad Soalahuddin said everything has been carefully planned for Rafflesia @ Hill 2, so potential buyers will enjoy great value appreciation.
He said there is a guest room in each of the homes that is wheelchair accessible.
"This is one of the challenges that the majority of individuals encounter, that their wheelchair cannot enter the room. However, we made the doors wide enough to accommodate a wheelchair," he said.
Phases B3 and B4 of the Rafflesia series, according to Ahmad Soalahuddin, will be released next year.
Phase B3 will debut in May of next year and consists of 24 units of three-storey semi-d homes.
Phase B4 comprises 22 units of three-storey semi-d homes, and the launch is anticipated for the end of 2023.
"We are launching the units in modest batches because we are cautious about demand and supply," he added.
