More land sought by developers in Kelana Jaya
KELANA JAYA: Kelana Jaya, a district of Petaling in Selangor, is one of the hottest areas now for work, stay, and play.
The Petaling district is dubbed the 'Heart of Selangor' due to its location right in the middle of Selangor.
Once a part of Kuala Lumpur, the Petaling district was founded in the 1950s and planned as a satellite city of the federal territory of Kuala Lumpur to divert the overpopulation in the city centre.
The Subang Jaya, Kelana Jaya, Sunway City, and Puchong areas on the western front of the Petaling district are newer additions from the 1990s.
The Kelana Jaya neighbourhood primarily comprises mid- to higher-end landed properties, with terraced and detached housing spread throughout the area, as well as a large swath of industrial properties.
Kelana Jaya was planned and built to house families and provide a wholesome, well-balanced environment, said Joey Tan, a senior real estate agent.
Besides malls and retail shopping, there are plenty of indoor and outdoor recreation facilities for sports activities and exercise, he said.
Tan told NST Property that the vast offerings in Kelana Jaya have attracted property developers, and some are still looking for land to launch new developments.
"There are a few projects in Kelana Jaya that are very successful, like Sunway Serene by Sunway Property, which is located adjacent to Western Digital, and nearby Kelab Golf Negara Subang (KGNS) and Saujana Golf & Country Club.
"Apart from the builder's reputable brand, the location, and the concept, it has placed the security of dwellers high on the priority list. The residences and in-house facilities are well guarded by a 4-tier security system.
"Sunway Serene also has 50-odd in-house facilities and amenities, some of which include a 24-hour care centre, a theatre room, a six-lane Olympic-length infinity lap pool, a 210-metre lazy river, a hammock garden, and an observation deck on the rooftop," he said.
The residents also enjoy the privilege of waking up to stunning views of the 15 acres of sparkling blue lake water, followed by a magnificent golf course.
Tan believes that Sunway Property, the real estate development arm of Sunway Bhd is looking for more land to recreate the Sunway Serene development in Kelana Jaya.
Wendy Wang, Sunway Property's general manager of marketing and sales, said the company is looking for good landbanks to acquire and develop in Selangor.
She did not specify which parts of the state the developer was interested in.
"We are always looking for good landbanks for development," she told NST Property.
According to her, Sunway Property has 8.72 acres of land adjacent to Sunway Serene that has been designated for a residential development.
She said the new development will include superlink houses and serviced apartments.
It was unclear when the project would begin
Sunway Serene, which also includes retail shops, is situated on 17 acres of lush, scenic land.
The RM1.8 billion project includes 894 units of serviced apartments spread across two towers: Tower A (452 flats) and Tower B (442 units).
The project was launched in 2017, with prices starting at RM782,000.
According to Wang, the apartments are nearly sold out, and the units are now ready for occupancy.
Wang said that there are just a few units available, ranging in size from 1,232 square feet to 1,788 square feet, with prices starting at RM1 million.
"Riding on the government's iMiliki programme, we are now offering a subsidy for the memorandum of transfer fee on the first RM1 million of sales and purchase agreement price," she said.
According to her, Sunway Serene's distinctive selling advantages are the apartments' breathtaking vistas and support of a wellness-focused lifestyle.
Apart from huge open areas and rich flora, it provides a majestic view of the 36-hole KGNS golf course and the 15-acre lake.
She said there is also a care centre with facilities supported by Sunway Medical Centre.
The Sunway Design and Development Architecture (SDDA) was used to create Sunway Serene.
Wang said that Sunway Property has been perfecting the SDDA technique for many years in order to inspire the Sunway Community to live a better, more sustainable, and holistic lifestyle.
She said that the SDDA demonstrates Sunway Property's commitment to the UNSDGs and a future with zero emissions.
In line with this, all of its developments have been certified by GreenRE, Malaysia's green building certification body, as high-performing green buildings.

Meanwhile, Sunway Property has invested RM30 million in the development's infrastructure, with the final milestone being the official opening of the 250-metre-long Sunway Serene bridge last month.
The project includes extensive upgrades to existing road networks as well as rehabilitation of the 15-acre Sunway Serene Lake.
Wang said Sunway Serene Lake will provide recreational opportunities, promote community health and wellness, and increase outdoor activities for the residents.
