KUALA LUMPUR: Gamuda Land Bhd, the property division of Gamuda Bhd, has introduced a new home typology called Park Homes, a first of its kind in Malaysia, selling at about RM750,000.

According to the developer, Park Homes are not classified as terraced or semi-detached units. Instead, they are a cluster of eight homes, including two corner units and two intermediate units, all arranged around a gated communal garden measuring 40 feet by 100 feet.

The units will have built-ups ranging from 1,950 square feet (sq ft) to 2,210 sq ft.

Gamuda Land said that the concept of Park Homes emerged from an extensive three-month period of focus groups and a nationwide survey, which involved over 3,000 individuals from various household compositions.

The survey revealed that 72 per cent of respondents expressed a desire to live closer to nature, particularly in the wake of the pandemic.

Gamuda Land chief executive officer Chu Wai Lune said that, based on the survey, the company recognised that Malaysians seek to improve their quality of life by enhancing the living conditions in their neighbourhoods.

"By understanding their pain points and desires, we've innovated a new type of home, setting a fresh standard within the industry and a new lease of life for terrace homes, which make up a third of the Malaysian housing stock.

"The outcome is a home that no longer suffers from narrow layouts, limited natural light, or minimal outdoor areas," he said.

Chu said that the company is committed to pricing the product competitively to meet market expectations and ensure affordability for the target audience.

The cluster homes will be launched under the name "The Clove" in three of Gamuda Land's satellite townships—Gamuda Cove in Dengkil, Gamuda Gardens, and twentyfive7 in Telok Panglima Garang.
