Things You Should Know About a Developer
When it’s time to upgrade your phone, what’s the most important thing to consider? You might say the features, specs and the coolest designs, but when you really think about it, it’s really the brand name and manufacturer that affects your decision.

Brand is expected and a hallmark for many decision making processes.

Similarly, when looking for a house, especially if it’s a new sale and you are a first time home buyer, the track record and trustworthiness of the developer selling the property is extremely crucial.

Buying a house from a less than reputable develop could lead you to a ton of problems after you’ve received your keys.
Here are some things you should check beforehand.

Experience 
How many project does the developer have? How many were completed and how successful were they? Were there any hiccups along the way? How about after sales service? What’s the condition of the property now? How long have they been in operation?

Size 
What is the standard size of an apartment in your state? Are they a decent size or has the developers tried to squeeze in as many units as possible into the building just for additional profit? The standard size will differentiate from city to city. Kuala Lumpur may have smaller units because of its density when compared to other states.

Quality 
How do all the previous projects look? What quality of materials was used? Is the end result in an acceptable quality? Were there any shortcuts taken or problems with the infrastructure, piping and electrical systems?

Track Record 
Is this the first residential project from this developer? Has the developer consistently completed the projects on time? How about the launch? What are previous purchaser feedback? If there were delays, were they justifiable?

Banks 
You’ll be needed to get a loan from a bank. When you do, assume that the bank is aware of the developer. If they’re not, that should raise some alarms for you to be cautious.

Awards 
These are always good indicators of the developer’s credibility. However, having no awards does not mean the developer isn’t trustworthy. It just mean that the developer is yet to meet a gold standard in the industry.
