The lifeline of a property agent , or anyone else in the sales line is to be able to make a sale, and close as many deals as possible for that month in order to obtain enough commission and meet targets. However, it's often not as easy as it sounds.

Being in the sales line can be challenging as you may meet with a lot of rejection or difficult clients. Therefore, here are some useful tips you can use snag that client in no time at all.




1. Be sincere with people
Members of the public are often drawn to people who act like themselves and don't pretend to be something they're not. People will be willing to open up to you if you are warm, friendly and enthusiastic. Another tip here is to stand upright and don't slouch, and remember to smile!




2. Take Deep Breaths
If and when you are nervous, inhale deeply counting to five and exhale slowly, also counting to five. This will help you relax. Don't over think your replies and actions. Believe in yourself. It is very normal to be nervous so don't think that you are weak.




3. Stuttering?
It's easy to be lost for words when you are with strangers and be flustered, replying with "Uhh" and "Err, yeah". Some people may also stutter out of fear. Don't lose your momentum and don't beat yourself up over it. Just practice and over time, you will get your words out clearly, and your confidence will be better. However, it is important to remember not to talk too much either and listen to your clients when they are talking.




4. Using the 6 'U's
Using these six words will help you convince others better:

• Urgency: Always be ready to solve their problems at a moment's notice
• Uniqueness: Bring out the uniqueness of your property or product and highlight their positive points
• Usefulness: Explain how your product an ease the lives of your customers
• Ultra-Specific: Highlight how your product or property is perfect and failure proof
• User-friendly : Include some type of added bonus, gifts, offers or discounts to make the sale more attractive
• Unquestionable proof: Provide real data on how well your product performs or how safe the neighborhood you are trying to sell is.




5. Fulfill the Customer's desires
If you are sensitive and can predict what your customers really want and fulfill it, you will definitely find them more enthusiastic to buy.
