“Choose the right time to buy property around future transit line to gain huge profits in future, and now is the best time,” said speaker Aziz Ahmad, during his talk at StarProperty.my Propwall Agent fair at Atria mall last Saturday.

According to Aziz, the new city centre will be built from where there is easy access to public transport in that area.

“Due to the high volume of transport on the road which caused massive traffic jams especially during peak hours, it is much more convenient to use public transport.

Therefore, staying near the public transportation is important. That is why the properties there is higher in demand.

“We have to be smart in predicting property prices in future. Therefore, we have to always be aware of any new transport project and put our aim to secure such properties in the nearby area,” he said.

It is currently a trend for developers to build transit oriented developments (TOD), which is a type of community development that includes a mixture of residential and commercial areas, integrated into a walkable neighbourhood.

TOD’s also have maximum access to public transport, which is within a half-mile of quality public transportation. These days, developments in this fashion are built in a compact vertical manner.

“Developers are not into horizontal development anymore, such as semi detached houses or double story terraces, because they are now very hard to sell due to expensive land valuation, especially those constructed near public transportation,” Aziz added.

Among the future lines that buyers can keep an eye on, with regards to property nearby include

Bus Rapid Transit (BRT) KL - Klang line, LRT 3 that will link Bandar Utama with Johan Setia, and MRT Sungai Buloh - Serdang - Putrajaya (SSP) line.

“In future, if your property is not near the grid, be it LRT, MRT, BRT or any other public transport, your property will not be preferable,” he concluded.
